Agreement to Terms
These Terms & Conditions (“Terms”) constitute a legally binding agreement between you (“Guest,” “Client,” or “you”) and Lopez Ranch Properties, a privately owned and operated ranch located in South Texas between Zapata and Hebbronville, Texas (“Lopez Ranch,” “we,” “us,” or “our”).
By requesting availability, confirming a booking, submitting a deposit, or physically entering Lopez Ranch Properties, you acknowledge that you have read these Terms in their entirety and agree to comply with all conditions set forth herein. If you are booking on behalf of a group, you represent and warrant that you have the authority to bind all members of your group to these Terms.
Lopez Ranch Properties reserves the right to update or modify these Terms at any time without prior notice. The most current version will be available on our website. Continued use of our services after any modification constitutes your acceptance of the revised Terms.
Booking & Reservations
All Lopez Ranch Properties experiences — including dove hunts, wild quail hunts, corporate retreats, private group stays, and ranch experiences — are available by reservation only. The ranch is private property and no walk-in access is permitted.
Availability is limited and all bookings are handled on a first-confirmed, first-served basis through direct inquiry via our contact page or by phone. A booking is considered confirmed only upon receipt of a signed agreement (if applicable) and the required deposit payment. Verbal or email correspondence alone does not guarantee a reservation.
Group size, dates, lodging requirements, meal preferences, and hunt type must be confirmed at the time of booking. Changes may be accommodated subject to availability and may affect overall pricing. The lodge accommodates up to 18 guests, and groups exceeding this capacity may not be accommodated without prior written approval from Lopez Ranch Properties.
All guests must be 18 years of age or older unless accompanied by a parent or legal guardian. Minors participating in any hunting activity must comply with all applicable Texas state laws regarding youth hunters, including required safety certifications and adult supervision requirements. Lopez Ranch Properties reserves the right to decline any booking request at its sole discretion.
Cancellation & Refund Policy
Given the private and limited-availability nature of Lopez Ranch Properties, all deposits and payments are subject to the following cancellation policy. We strongly encourage all guests to purchase travel insurance to protect against unforeseen circumstances.
Cancellations made 60 or more days prior to the confirmed arrival date are eligible for a refund of the deposit, less a 15% administrative fee. Cancellations made between 30 and 59 days prior to the confirmed arrival date will forfeit 50% of the total deposit paid. Cancellations made fewer than 30 days prior to the confirmed arrival date will forfeit the entire deposit and any payments made, and no refund will be issued.
Guests who fail to arrive without prior notice will be considered a no-show and will be charged the full package price with no refund provided. Hunt cancellations due to weather, natural conditions, or wildlife activity are not grounds for a refund. Hunting is a natural outdoor experience and results cannot be guaranteed. Lopez Ranch Properties does not issue refunds for poor hunting conditions.
If Lopez Ranch Properties must cancel a confirmed booking due to circumstances beyond our control — including but not limited to property emergencies, acts of God, or regulatory closures — we will offer a full credit toward a future stay or a refund of amounts paid, at our discretion. All cancellation requests must be submitted in writing via email to our team. Verbal cancellations will not be accepted.
Pricing & Packages
All Lopez Ranch Properties experiences are custom-priced based on group size, dates, lodging, meals, hunt type, and the overall structure of the trip. Published pricing, if any, is subject to change without notice. Final pricing will be confirmed in writing at the time of booking, and Lopez Ranch Properties is not responsible for pricing errors or outdated information published on third-party websites.
Meals, lodging, and transportation on the property are included as described in each package. Guests are responsible for their own transportation to and from the ranch. Texas hunting licenses, federal stamps, and any other permits required by law are the sole responsibility of each individual guest and are not included in package pricing. Gratuities for ranch staff are not included in package pricing and are entirely at the guest’s discretion. Lopez Ranch Properties does not guarantee specific harvest numbers, bird populations, or hunting outcomes of any kind.
Hunting Licenses, Permits & Regulations
All hunting at Lopez Ranch Properties is conducted in accordance with applicable Texas state and federal laws and regulations.
All guests participating in any hunting activity must possess a valid Texas hunting license appropriate for the game and season. Dove hunters must also possess a valid Federal Migratory Bird Hunting and Conservation Stamp (Federal Duck Stamp) where required by law. It is the sole responsibility of each guest to obtain and carry all required licenses, stamps, and permits before engaging in any hunting activity on the property.
Guests must comply with all daily bag limits, possession limits, shooting hours, and other restrictions established by the Texas Parks & Wildlife Department (TPWD) and the U.S. Fish & Wildlife Service (USFWS). Lopez Ranch Properties reserves the right to suspend hunting activities immediately if a guest is found to be hunting without a valid license or in violation of applicable regulations, and no refund will be issued in such cases. Guests acknowledge that hunting is a regulated activity and agree to follow all instructions from ranch guides and staff regarding legal compliance in the field. Licenses and current season information are available at tpwd.texas.gov.
Firearms, Ammunition & Field Safety
All guests handling firearms on the property do so at their own risk. Lopez Ranch Properties assumes no liability for accidents, injuries, or property damage resulting from the negligent or improper handling of firearms or ammunition. All firearms must be handled in a safe and responsible manner at all times. Foundational safety rules — including treating every firearm as if it is loaded, keeping fingers off the trigger until ready to shoot, and knowing your target and what is beyond it — must be observed at all times on the property.
Guests must be legally permitted under Texas and federal law to possess and carry the firearm(s) they bring to the property. All firearms must be unloaded when not actively in use in the field and must be transported, stored, and handled in accordance with safe firearms practices at all times. Lopez Ranch Properties reserves the right to remove any guest from the property who handles a firearm in an unsafe, reckless, or threatening manner, and no refund will be issued in such cases.
Guests are responsible for supplying their own shotguns, ammunition, and appropriate shooting equipment unless otherwise specified in a package agreement. Alcohol consumption while actively hunting or handling firearms is strictly prohibited.
Guest Conduct
Lopez Ranch Properties is a private working ranch and a family-operated property. All guests are expected to conduct themselves in a respectful, responsible, and courteous manner toward ranch staff, other guests, property, wildlife, and the land itself. Disrespectful, abusive, threatening, or disruptive behavior toward any ranch staff or fellow guest will result in immediate removal from the property without refund.
Guests must follow all instructions from ranch guides, managers, and staff at all times while on the property. No unauthorized vehicles or guests are permitted on the property, and all guests must be registered at the time of booking. Guests must stay within designated areas unless accompanied by ranch staff or explicitly authorized to access other areas of the property.
Damage to property, equipment, fencing, wildlife, or the natural environment will be the financial responsibility of the guest or group responsible. Lopez Ranch Properties reserves the right to charge the booking party for any such damage. Pets are not permitted on the property without prior written approval from ranch management. Open fires outside of designated areas are strictly prohibited without express permission from ranch management.
Lodge & Property Rules
The Lopez Ranch Properties lodge accommodates up to 18 guests comfortably. Guests are expected to treat the lodge and all furnishings with care and respect. Check-in and check-out times will be communicated at the time of booking. Early arrivals and late departures are subject to availability and must be pre-arranged. Guests are responsible for leaving the lodge in a clean and orderly condition upon departure, and excessive mess, damage, or misuse of facilities may result in additional cleaning fees charged to the booking party.
Smoking is prohibited inside the lodge and in all covered outdoor structures. Designated smoking areas will be identified upon arrival. Alcohol is permitted in the lodge and common areas for guests of legal drinking age under Texas law (21+). Excessive intoxication that disrupts other guests or poses a safety risk will not be tolerated. Noise levels must be kept at a reasonable level after 10:00 PM to respect other guests and the natural environment.
Wi-Fi is provided as a complimentary service, and Lopez Ranch Properties is not responsible for network outages, speed, or interruptions. Guests are responsible for the safekeeping of their personal property, and Lopez Ranch Properties is not responsible for lost, stolen, or damaged personal items.
Limitation of Liability & Assumption of Risk
Hunting, ranch activities, and outdoor experiences involve inherent risks including but not limited to personal injury, death, property damage, and exposure to wildlife. By participating in any activity at Lopez Ranch Properties, you voluntarily assume all such risks.
To the fullest extent permitted by applicable law, Lopez Ranch Properties, its owners, employees, agents, and affiliates shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from or related to any personal injury, illness, or death sustained while on or traveling to or from the property; loss or damage to personal property, including firearms, vehicles, and equipment; adverse weather conditions, natural occurrences, or force majeure events; wildlife encounters, insect exposure, or environmental hazards inherent to a South Texas ranch setting; the negligent or reckless conduct of any guest or third party; or any hunting outcome, including zero harvest or injury during hunting activities.
All guests may be required to sign a separate Assumption of Risk and Release of Liability Waiver prior to participation in any hunting or outdoor activity. Failure or refusal to sign any required waiver may result in denial of participation without refund.
Health, Medical & Emergency Conditions
Lopez Ranch Properties is located in a remote area of South Texas, approximately one hour from Laredo. Guests should be aware that emergency medical services may not be immediately accessible from the property. Guests with existing medical conditions, physical limitations, or allergies should consult their physician before participating in any outdoor or hunting activities and must disclose relevant conditions to ranch management prior to arrival.
Guests are responsible for bringing an adequate supply of any prescription medications they require. The ranch does not maintain a medical facility or pharmacy on-site. Lopez Ranch Properties is not responsible for any medical emergencies, complications, or expenses incurred by guests during their stay. In the event of a medical emergency, ranch staff will assist in contacting emergency services, but guests acknowledge that response times may vary due to the remote location of the property.
Photography, Video & Media
Guests are welcome to photograph and record video of their personal experiences at Lopez Ranch Properties for personal, non-commercial use. By sharing any photographs, videos, or testimonials with Lopez Ranch Properties through any channel — including email, social media tags, or direct submission — you grant Lopez Ranch Properties a non-exclusive, royalty-free, worldwide license to use, reproduce, and distribute such content for marketing and promotional purposes.
Guests may not record, photograph, or film other guests without their express consent. Commercial photography or videography on the property requires prior written approval from Lopez Ranch Properties and may be subject to a separate agreement and fee. Guests may not publish or distribute any content that portrays Lopez Ranch Properties in a false, defamatory, or misleading manner.
Intellectual Property
All content on the Lopez Ranch Properties website — including but not limited to text, photographs, videos, logos, and brand materials — is the exclusive property of Lopez Ranch Properties and is protected by applicable copyright and intellectual property laws. No content from the Lopez Ranch Properties website may be copied, reproduced, republished, distributed, or used for commercial purposes without prior written permission from Lopez Ranch Properties. The Lopez Ranch Properties name, logo, and associated brand identifiers may not be used by any third party without express written authorization.
Indemnification
You agree to indemnify, defend, and hold harmless Lopez Ranch Properties, its owners, employees, agents, guides, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from or related to your use of the property or participation in any activity offered by Lopez Ranch Properties; your violation of these Terms & Conditions; your violation of any applicable law, regulation, or third-party right while on the property; the conduct of any member of your group or party for whom you made the booking; or any damage you or your group causes to the property, equipment, or wildlife.
Governing Law & Dispute Resolution
These Terms & Conditions shall be governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law principles. Any dispute arising from or relating to these Terms or your use of Lopez Ranch Properties shall be resolved exclusively in the courts of Jim Hogg or Zapata County, Texas, or such other venue as Lopez Ranch Properties may designate.
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect. The failure of Lopez Ranch Properties to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
